Senior Manager – Properties (Commercial & Residential Leasing)

Job Summary: The incumbent, as Senior Manager – Properties at GMG, holds a pivotal role in managing and optimizing the retail assets portfolio within the Properties division. This position involves strategic oversight of asset performance, tenant relationships, and lease negotiations, aimed at maximizing occupancy rates and rental income for properties. The incumbent will work closely with senior leadership to develop and implement leasing strategies that align with GMG's growth objectives while ensuring adherence to compliance standards and regulatory requirements. This role demands an individual skilled in asset management, financial forecasting, and strategic planning to ensure the effective operation and profitability of GMG’s retail portfolio. Key Responsibilities: Leasing & Tenant Management • Oversee all leasing activities across properties, ensuring high-profile tenants are secured and occupancy levels are maintained. • Manage lease renewals, tenant negotiations, and contract terms, ensuring all agreements align with GMG’s financial goals. • Build and maintain strong tenant relationships to ensure high tenant satisfaction and retention. • Coordinate with the facilities team to manage property maintenance, enhancing tenant experience and improving asset value. Mall Management Operations • Oversee daily mall operations, ensuring seamless facility management, tenant satisfaction, lease compliance, and an enhanced visitor experience. • Maintain strong mall tenant relationships, address concerns, and coordinate with service providers for optimal mall performance. Analysis & Strategy • Monitor lease performance and analyze rental income against budget targets. • Provide insights to senior management on opportunities, risks, and strategic actions within the portfolio. • Maintain market intelligence, tracking competitor activity and evolving trends in retail property development. • Conduct property valuations and feasibility studies to assess investment potential, market viability, and alignment with business objectives. Financial & Portfolio Management • Ensure leasing activities are in line with GMG’s financial objectives, including maximizing revenue and minimizing operating expenses. • Oversee the collection of rental payments and manage the financial health of the property portfolio. Tenant Conversion & Occupancy Management • Oversee tenant conversion processes, ensuring optimal occupancy rates across Properties. • Lead efforts to enhance foot fall by various methods. • Address resident and tenant issues promptly, ensuring timely resolution to maintain a high level of tenant satisfaction. Regulatory & Legal Compliance • Ensure compliance with all leasing policies, laws, and regulations, working closely with GMG’s legal department to address any contractual issues. • Stay updated on leasing rates, laws, and regulations, ensuring the team is informed of any changes and communicates them to GMG’s business units. Operational Oversight • Oversee operations related to property maintenance, including repairs, preventive maintenance, and emergency preparedness. • Oversee and manage maintenance and logistics operations to ensure seamless day-to-day functionality. This includes overseeing facility upkeep, repairs, optimizing resource allocation, and ensuring timely deliveries. Implement operational best practices, monitor vendor performance, and address any logistical challenges to maintain efficiency and service quality Business Development & Acquisition • Guide research on upcoming retail sites and shopping malls, preparing business cases for property acquisitions. • Conduct site visits and ensure that the team regularly evaluates potential new locations for business expansion. • Perform due diligence in property evaluations, ensuring that all potential acquisitions meet GMG’s requirements and business objectives. Reporting & Communication • Maintain accurate records of all leasing activities and ensure the data is archived for easy access by senior management. • Regularly report to senior management on leasing performance, market trends, and opportunities for improvement. Emergency Fire & Safety •Implement fire safety protocols, conduct risk assessments, and ensure compliance with safety regulations. •Lead emergency preparedness efforts, including fire drills, incident response, and staff training to safeguard tenants, visitors, and assets. Job Requirement: - Bachelor’s degree in business administration. Master’s degree in business administration is preferred. - A minimum of 10-14 years of relevant experience with at least 5 years in a similar role. - Proficiency in written and spoken English and Arabic is an added advantage. - Certification in Asset Management, Property Management Certification, or Financial Analysis Certification is a plus.
